Design & Build is a construction delivery method that provides owners with a single point of contact for both the design and construction phases of a project.

One entity, namely Kingfield Developments Ltd, holds single-source responsibility and contractual risk for every aspect of the design and build process — from estimation, assessments and pre-construction to architecture, schematics, engineering, subcontracting, construction and post-construction.

Kingfield, the Designer-Builder, manages all contracts with companies, such as subcontractors, equipment hire and supply of materials.

Kingfield Developments LTD will arrange an initial meeting to discuss your ideas and visions. This is your opportunity to tell us in greater detail what your goals and targets are.

We believe this initial meeting is not only beneficial for ourselves but for you. Here you will be able to get a feel for how we work and if we are perfect for your project.

Once we are confident we are able to complete the task at hand we will visit the site to get a feel for the project and whether we believe it is viable. The all important budget expectations will need to be discussed as well as technical issues such as planning, building control and timeframes.

Often referred to as the “Concept Design”, this is the first phase of the design process. It forms the base design upon which the project will proceed.

This is an opportunity for us to test your ideas and for you to challenge our interpretation of your vision. The design will give a good indication of where your budget can take you.  

There will be a fee for this work. Prior to commencing the work, we will discuss this fee with you.  At this stage, other than a preliminary design, there is no contractual commitment to use us. Until our fee is paid then the design rights remain with us.

Kingfield Developments LTD will assist and support in any applications for planning consent that you need for the project. With our experience and knowledge of over 30 years, we aim to ensure a smooth passage through the red tape.

  • We finalise the drawings to the standards required for construction.
  • We prepare detailed work programmes and schedules.
  • We make arrangements with the suppliers and sub-contractors.
  • We keep you updated with regular meetings.
  • If we identify issues we will let you know immediately and sort out any problems.

Snagging is where we go around, more often than not with you, and fix any minor issues. More often than not a tweak here, a squeak there…

As a result of our attention to detail and our experience, we do not expect too many snags, and certainly, none that will affect your use of the final building at the allotted handover date. 

"Practical Completion” now concluded, we formally hand over the building to you.
